1.

Are my rights under the loan documents affected when my loan transfers?

Answer:

No. The terms of the loan are not affected by a loan servicing transfer.

2.

If I need information on my loan, whom should I contact?

Answer:

If your loan was recently transferred to Marix, your loan information will be available to our representatives 5-7 business days after the effective date of the transfer. If you have any further questions, you can reach us at 866-40-MARIX(866-406-2749).

3.

I sent my payment to my previous servicer. Will my payment be forwarded?

Answer:

Yes. Your previous servicer will forward the payment to Marix and we will credit it to your loan.

4.

If my loan was transferred from Marix and I send my payment to you, will my payment be forwarded to my new servicer?

Answer:

If your loan was transferred from Marix, Marix will forward any payments received after the effective date of the transfer to your new servicer. However, sixty (60) days after the transfer this service may no longer be provided and the payment may be returned to you.

5.

When will I receive my year-end information for tax purposes and for my records?

Answer:

Both your previous servicer and your new servicer will provide you with separate statements no later than January 31st. These statements will reflect the amount of the mortgage interest paid and any real estate taxes paid through your escrow/impound account during the period of time your loan was serviced by each company.

6.

I am not currently using coupons because my payments are automatically deducted by my bank or through a bill-payment service. What do I need to do to continue having my payment automatically deducted?

Answer:

If you use an on-line or bill-payment service, you must alert the vendor to update the payee and address to reflect the change and make funds payable to your new servicer. Also, please inform them of your new loan number. If your payments are currently paid through an automatic deduction from your checking or savings account that was initiated by your previous mortgage servicer, this service will be discontinued. If you are interested in continuing this service after transferring to Marix and your account is current, please click on the Borrowers Services tab to register for Marix Servicing Online or contact us at 866-40-Marix (866-406-2749).

7.

Currently, I have my tax and insurance payment made by my mortgage company. Will this continue?

Answer:

Yes. If you currently have an escrow account Marix is responsible for paying your taxes and/or insurance premiums and will continue to collect the appropriate amount for future escrow disbursements as part of your monthly payment.

8.

My mortgage just transferred to Marix; do I need to contact my insurance company?

Answer:

Yes. Please ask your insurance carrier to change the mortgagee clause to:

Marix Servicing LLC
Its Successors and/or Assigns (ISAOA)
PO Box 57035
Irvine, CA 92619

Note: Please make sure your Marix loan number is included on any insurance documents sent to Marix.

9.

If I have specific questions about the escrow statement I received or an escrow payment related question who should I contact?

Please contact our Customer Service Department at 866-40-Marix (866-406-2749).

10.

I have a credit life insurance or other optional products on my mortgage. Are they impacted?

Answer:

Yes. If you have been paying premiums for life, disability, accidental death insurance, or other optional products, these policies will not transfer to Marix and will be cancelled. If you desire to continue your optional coverage, you should contact your product provider and discuss the possibility of directly remitting your premium to them to continue the life insurance coverage or optional products. The monthly amount that was collected as part of your payment by your prior servicer will be adjusted upon transfer to not be included in future billing statements.
