Do I need to send Marix Servicing a copy of my property tax bill?

Answer:

Marix contacts the tax agencies directly to obtain annual tax information. There are specific tax agencies that require a homeowner authorization form be signed by the borrower and Marix will send a written request to you if this is needed.

What happens when my property taxes become delinquent and I do not have an escrow account?

Answer:

If you do not have an escrow (impound) account, you are responsible for making your own property tax payments, assessments, or supplemental tax bills directly to the taxing authority. Annual tax searches are completed by Marix to ensure all taxes on non-escrowed loans are paid current. When delinquent taxes are found, MARIX may take the necessary action to protect their interest and the interest of their investors by advancing the delinquent taxes and establishing an escrow/impound account.

What if I received a notice of delinquent taxes? What do I need to do?

If you have an escrow/impound account and receive a notice of delinquent taxes, please contact our office immediately at 866-565-8179 or forward the delinquent tax bill referencing your loan account number to us at:

I received a Supplemental Tax bill. Will you pay it from my escrow account?

Answer:

MARIX SERVICING will not pay Supplemental Tax bills from the escrow account. The escrow account is for the payment of 'regular/secured' tax bills.

I received an Escaped Assessment Tax bill. Will you pay it from my escrow account?

Answer:

MARIX SERVICING will not pay escaped assessments and will treat as a supplemental bill. This is the borrower's responsibility and the escrow account is for the payment of 'regular/secured' tax bills.

I received my Mobile Home tax bill. Will you pay it from my escrow account?

Answer:

No, Mobile Home tax bills are not disbursed from the escrow account. Borrower is responsible for paying these taxes.

7. 

I have an escrow account, but I also paid my taxes directly to the taxing agency. How can I obtain a refund of the duplicate payment?

Answer:

You are responsible for obtaining the refund. MARIX will assist in the effort by providing a copy of the cancelled check if Marix check was cashed first.

8. 

I do not have an escrow account, but I have delinquent property taxes that I can't pay. Will MARIX SERVICING advance the taxes and set-up an escrow account for the payment of future taxes?

Answer:

MARIX SERVICING requires that the borrower submit request in writing to the Escrow Department for review/approval. The Escrow Department will contact the borrower to discuss further. Request can be submitted by mail or fax.

9. 

How do I have lender placed insurance removed from my loan?

Answer:

Removing lender place insurance requires you to obtain coverage as required. Once evidence of insurance is provided from the carrier of your choice the lender place insurance policy will be cancelled as of the effective date of your new policy. You may be eligible to a full or partial refund of the lender place policy depending on whether or not you had coverage prior to the effective date of the Lender placed policy or after.
